MODIFIED BITUMEN

MODIFIED BITUMEN IS a type of asphalt roofing material that's commonly used for flat or low-slope roofs. WE USE A 2 LAYER SELF-aDHESIVE SBS ROOFING SYSTEM WITH AN ELASTOMERIC BASE SHEET and A GRANULATED CAP SHEET ON TOP.

CAP SHEET IS also AVAILABLE IN COLORS THAT CAN CLOSELY BLEND WITH your SHINGLE COLOR.

TPO

TPO is a single-ply roofing membrane THAT IS a popular choice for flat and low-slope commercial roofs DUE TO ITS DURABILITY AND ENERGY EFFICIENCY. THE BRIGHT WHITE MEMBRANE REFLECTS SUNLIGHT AND REDUCES HEAT ABSORPTION.

TPO CANNOT BE INSTALLED DIRECT TO A WOOD DECK, SO A LAYER OF ISO INSULATION BOARD IS TYPICALLY REQUIRED.

ISO BOARD

POLYISOCYANURATE RIGID FOAM INSULATION IS COMMONLY USED IN ROOFING AND WALL ASSEMBLIES TO IMPROVE THERMAL PERFORMANCE.

FOR ROOFING IN FLORIDA, IT IS ALSO USED TO CREATE SLOPE TO ALLOW PROPER DRAINAGE. BY CODE IT IS REQUIRED FOR FLAT ROOFS THAT DO NOT HAVE THE MINIMUM STRUCTURAL SLOPE OF 1/4" PER FOOT TO INSTALL ISO BOARD. THE TAPERED BOARDS ARE LAYED OUT IN A MANNER TO DIRECT WATER OFF THE ROOF.

FLAT ROOFS faq

  1. What is considered a flat or low slope roof?

    • A low slope roof is a type of roofing system that has a slope under 2" per foot and require special roofing materials and installation. A flat roof can have a 0" per foot structural slope and slope can be added to meet the minimum 1/4" per foot needed for drainage. Low slope roofs are common in "Florida Style" houses. Flat roofs are commonly used on commercial buildings, but they’re also popular for modern residential homes.

  2. Are flat roofs suitable for homes in Florida?

    • Yes, flat roofs can be a practical choice for homes in Florida. With proper installation and drainage, they perform well even in Florida’s rainy climate. However, flat roofs do require regular maintenance to prevent water pooling, which can lead to leaks.

  3. How long do flat roofs last in Florida?

    • With proper maintenance, flat roofs typically last 15-25 years in Florida, depending on the materials used and exposure to elements like heat and rain. Regular inspections and upkeep can help extend the lifespan of your flat roof.

  4. Are flat roofs prone to leaks in Florida?

    • Flat roofs are more susceptible to leaks than sloped roofs, especially in Florida, where heavy rainfall is common. Water tends to pool on flat roofs, and without proper drainage, this can lead to leaks. However, modern flat roofing systems are designed with materials that offer excellent water resistance, and routine maintenance can help prevent leaks.

  5. Are flat roofs energy-efficient in Florida?

    • Yes, flat roofs can be energy-efficient, especially when using reflective materials like TPO that help reduce heat absorption. These materials reflect sunlight, which can lower your cooling costs in Florida’s hot climate. Additionally, flat roofs can accommodate cool roof coatings that further improve energy efficiency.

  6. Are flat roofs a good option in Florida's climate?

    • Yes, flat roofs can be a great option in Florida, especially for commercial buildings. They are cost-effective and offer extra usable space, but they do require regular maintenance due to the state’s heavy rains and potential for water pooling. When properly installed and maintained, flat roofs can perform well in Florida's hot, humid, and rainy climate.
